In Prince Albert, as in most communities, residential re sales represent the bulk of the activity in the trade in real estate. In our office, however, most of our activity is in the commercial sales field.

Are you working with another Realtor?

Sometimes other agents are understandably reluctant to introduce a client to another selling agent. After all, a client is the income stream. However, we work with other agents... A word to the wise: if you are working with a Realtor on a transaction, and know you will need property management services, make finding a property manager who will take the property a condition of your offer to purchase.


Why use a Realtor?

The term "Realtor" is copyrighted by the Canadian Real Estate Association (CREA) and is used to describe only those individuals that have completed the extensive training program administered by that body, and who are compelled to practice in accordance with the CREA Code of Ethics. This code represents a higher standard of conduct and professionalism than otherwise called for on the part of unregistered practitioners. "Blah Blah" you say? Put it this way then... Realtors are enforceably bound to promote the interests of their client above their own or anyone else's.


How you (the client) can help:

If you are selling your property, probably the single most important contribution you will make to the whole process is to listen carefully and strive to understand the the market value presentation made by your listing agent. He or she will have done their homework, and will be coming to you with market comparables and historical data to suggest a price at which to offer the property. Largely due to the internet and the online MLS service, buyers are far more knowledgeable about market prices today than even just a few years ago. In addition, because your agent is to act in your best interest, it is important that a client clearly conveys what is most important to them. Is it the maximum asking price? Is it a quick sale? Be sure to make it clear.

If you are buying a property, the most important decision you can make is to interview, choose and commit yourself to your Realtor. If you are investing in real estate, you will benefit yourself by hiring a Realtor who is an expert in the particular area of your interest, and then by encouraging them to express their opinions. Ultimately, of course, the decision of what to buy and when is up to you. But developing a good working relationship with a Realtor that is an expert in their field can make and save you hundreds of thousands of dollars.
